Understanding of market insight and real estate legal approval process
· Lead research and evaluate market information (e.g., region, population, customer preferences, development trends, competition, product offerings, competitors’ business strategies, market potential and needs) to propose investment and business opportunities.
· In-depth market research and understanding of market trends
· Ability to brief to Board of Management (BOM) market conditions and market trends
· Strong understanding on legal approval framework of real estate and construction related laws/regulations
Study and Assessment on Investment Opportunities
· Proactively deal-sourcing: Identify investment opportunities
· Evaluate investment opportunities
· Identify risks and propose mitigating solutions to these risks
· Implement Feasibility Study (FS): underwriting assumptions of FS model are based on logical and reasonable basis
· Negotiate on terms and conditions with the Vendors.
· Develop, consolidate the investment deal structure
· Present investment proposal reports to BOM
Investment-relation & Portfolio Management
· Manage relationship with key stakeholders: internal and external parties - JV partners, consultants. Internal departments..
· Prepare and finalise the Development Budget of the Project.
· Regular meetings with shareholders to update on progress of the Project
· Evaluate the existing investment portfolio and propose adjustments as needed
· Monitor and track development progress throughout whole development phases of the Project
· Coordinate and work with other Parties to implement Project successfully within the Budget
Collaboration and build Partnerships/Joint Venture
· Proactively build relationships with potential partners, financial institues (banks, funds, securities firms)
· Present and negotiate with potential partners on terms and conditions and deal structure
· Present proposal reports to BOM and obtain approval
Corporate Compliance
· Ensure compliance with internal rules, policies, and documentation of the Corporation. Manage data/information/files and internal task-related documents. Synchronize and digitalize data, aiming for full integration of AI in the professional management system.
· Manage and be accountable for tools, equipment, and assets used, operated, and overseen by the Department/Division.
Professional Requirements
· At least 3 years’ experience in real estate investment or portfolio/asset management
· In-depth understanding of real estate investment and development.
· Good knowledge in finance, investment, M&A of real estate projects, and project management and ability to build Feasibility Studies financial model
· Good understanding of real estate investment laws, corporate law, housing law, land law, and relevant regulations related to investment, commerce, M&A, real estate business, and construction.
· Good negotiation, communication, and relationship-building abilities.
· Strong presentation skills and ability to prepare good presentation materials
· A highly numerate, strategic thinker with good analytical skills and working knowledge of financial tools.
· Demonstrated capabilities and practical experience in setting up plan, execution, and progress management
· Highly self-motivated and self-driven manner with strong business acumen.
· Resourceful with good interpersonal skills and problem-solving abilities.
· Ability to cope with pressure and adaptability to quick changes
· Competence in risk forecasting and management, and change management.
· Analytical thinking, decision-making, and problem/conflict resolution skills.
· Proficient in English communication
Qualifications
· University or postgraduate degree in Engineering, Business Administration, Finance, Banking, International Trade, Law, or an equivalent field
· Certificate related to finance (CFA) or project management (PMP) is an advantage
