1. DESIGN MANAGEMENT
- Develop the package scope of works.
- Lead role in preparing design portion of Project Master Schedule (PMS). Monitor and advise on design progress.
- Track movement of documents within design / Owner loop. Monitor and advise on progress/status.
- Identify existing, emerging or possible design CHOKE POINTS; these are areas where missing, inaccurate or conflicting elements of the design program or brief will create gaps in the design or where the initiator of co-ordination among the designers is unclear.
- Lead the design team in identifying critical design interfaces.
- Where appropriate, seek input from Construction to evaluate design alternatives, “constructability”, and subcontractor input or market information.
- Interface with MEP Consultant to determine architectural / structural impact arising from design and co-ordination issues.
- Issue documents within its area of responsibility.
- Assist the legal and planning team on Government related submission and approvals.
2. DOCUMENT CONTROL
- Receive, assign status, log in and distribute all drawings, specifications and other data from Owner Design Consultants, and Contractors.
- Maintain record set of current drawings and specifications for reference by Project staff.
- Compile, maintain and issue Document list.
- Issue current “FOR CONSTRUCTION” documents to contractors.
- Establish and initiate procedures (per PM/CM drawing procedures) for obtaining and processing shop drawings, samples, catalogues and other submittals from sub-contractors.
- Supervise the monitoring, logging and expediting of requests for design clarifications and information.
- Assist Procurement by issuing documents for tenders at dates to support the Project Master Schedule (PMS)
3. CONTRACT ITEMS LIST
- Prepare comprehensive list of items incorporated in the project using as sources the Budget, the design drawings and the specifications.
- Issue the Contract Items (E-2 Log) List to Procurement Department for input on “long lead” items.
- Issue the Contract Items List to the Construction Department for preparation of “Required on Job” (ROJ) dates for critical items, systems or materials and inclusion in Project Master Schedule (PMS).
- Utilize Contract Items List to prepare schedules of required submittals and track action/status of it with Works Contractors, relevant Designers and the Construction Department.
- With advice from the Procurement and Construction Departments, organize Contracts Items Lists by package for development into “scopes of work”.
4. ASSISTANCE WITH PROCUREMENT
- Lead role in developing the Procurement schedule.
- Review and give advice on Procurement Portion of Project Master Schedule (PMS) and on Packaging Strategy developed by Management.
- Develop prospective bidder lists.
- Pre-qualification of suitable bidders.
- Receive queries during bid period, chair and minute pre-tender meetings.
- Receive tenders and assist Contract Manager in commercial evaluation of it. Assist Contracts Manager in preparation of all necessary spreadsheets and other documentation for Contract Award Recommendation.
- Bachelor’s degree in Architecture, Design, or related fields.
- At least 5 years of experience in a similar position.
- Proficiency in English to work with foreign consultants is a mandatory requirement.
- In-depth knowledge of architecture, interior design, regulations, and design standards.
- Thorough understanding of construction and project management for design projects.
- Comprehensive knowledge of construction laws and legal documents related to construction investment activities.
- Strong planning, organizational, and management skills.
- Honest, decisive, responsible, and dedicated to the job.
