Phó Phòng Pháp Lý Dự Án

1. Nghiên cứu, tổng hợp và tham mưu cho Ban Tổng Giám đốc các vấn đề về pháp lý dự án của Công ty.

Conduct research, consolidate information, and provide counsel to the Board of General Directors on legal matters related to the Company's projects.

2. Chịu trách nhiệm về công tác chuẩn bị pháp lý dự án, làm việc với các cơ quan có thẩm quyền các cấp từ giai đoạn cấp thông tin quy hoạch, xin chủ trương đầu tư cho đến cấp phép xây dựng, hoàn thành giấy đủ điều kiện bán tài sản hình thành trong tương lai, cấp Giấy chứng nhận nhà ở, đất ở.

Take responsibility for the legal preparation of projects, liaising with competent authorities at all levels—from obtaining planning information and investment approval to securing construction permits, certificates of eligibility for the sale of future-formed assets, and land and housing ownership certificates.

3. Triển khai thực hiện các việc liên quan đến công tác đền bù.

Implement tasks related to compensation activities.

4. Kiểm tra việc thực hiện công tác lập Báo cáo thẩm định giá đất và ra công văn xác định nghĩa vụ tài chính cho dự án.

Review the implementation of land valuation report preparation and the issuance of official documents determining the financial obligations of the project.

5. Triển khai thực hiện việc chuẩn bị hồ sơ và xin nghiệm thu chất lượng đưa vào sử dụng các công trình khác.

Implement the preparation of dossiers and apply for quality inspection and acceptance for the commissioning of other facilities.

6. Tham gia làm việc với các đoàn thanh tra, kiểm tra các vấn đề có liên quan đến pháp lý dự án, công tác xây dựng tại các dự án.

Participate in working with inspection and audit teams on matters related to project legal issues and construction activities at the projects.

7. Thực hiện công tác lưu trữ, giữ gìn, bảo quản, bảo mật tất cả hồ sơ, dữ liệu, thông tin liên quan đến toàn bộ hồ sơ pháp lý của các dự án được Ban Tổng Giám đốc Công ty giao.

Ensure the proper archiving, protection, preservation, and confidentiality of all documents, data, and information related to the legal dossiers of projects assigned by the Company’s Board of General Directors.

8. Lập, theo dõi, báo cáo, đánh giá KPI của Bộ phận tháng/quý/năm.

Prepare, track, report, and assess KPIs on a monthly/quarterly/annual.

1. Học vấn - Chuyên môn / Education – Major:

·           Tốt nghiệp Cử nhân Luật chuyên ngành: Luật Kinh tế, Luật Thương Mại, Luật đất đai,

·           Luật xây dựng, và các luật khác liên quan đến Bất động sản.

·           Ưu tiên Thạc sỹ Luật trở lên và tốt nghiệp Đại học Luật TP.HCM.

·           Bachelor of Laws, majors: Economic Law, Commercial Law, Land Law, Construction Law, and other laws related to Real Estate.

·           Priority is given to Masters of Law or higher and graduates from Ho Chi Minh City University of Law.

2. Kinh nghiệm làm việc / Experience:

·        Có ít nhất 10 năm kinh nghiệm công tác trong lĩnh vực pháp lý dự án tại các Tập đoàn/Công ty bất động sản/xây dựng.

·        Have at least 10 years of experience working in the field of project law at real estate/construction corporations/companies

3. Kỹ năng / Skill:

·        Nắm vững quy định pháp luật Đất đai, luật Dân sự, luật Kinh tế và các văn bản pháp luật khác liên quan đến Bất động sản.

·        Master the provisions of Land Law, Civil Law, Economic Law and other legal documents related to Real Estate
