JOB OVERVIEW - Industrial real estate agency and brokerage services in South Vietnam. Support team and Manager in sourcing, analyzing, and closing leasing and investment opportunities between industrial landlords and manufacturing and logistics occupiers and investors.
SPECIFIC RESPONSIBILITIES:
Leasing Brokerage Duties (Tenant & Investor Clients)
- Understand industrial real estate leasing and investment solutions inside out
- Day-to-day activities in the industrial leasing and sales/investment brokerage
- Build and maintain client relationships with landlords, occupiers, investors, and other partners
- Negotiating and signing brokerage contracts with landlords (i.e., generating supply to lease and sell)
- Support landlords and property owners to source the ‘best-fit’ tenants and investors
- Analyze tenant and investor requirements and source the most suitable properties and solutions
- Arrange and schedule site inspections and meetings as necessary, with the support of Admin
- Assist clients to negotiate with tenants and investors and reach mutually agreeable terms
- Help the parties close leasing and investment deals through to signing Lease Contract
- Make sure proposals are sent to clients in a professional and timely manner
- Attendance at client meetings as required to provide professional services/consultancy
- Introduce tenants/investors to other advisors as required e.g., legal, tax, HR, contractors, suppliers
- Carrying out work with professionalism while strictly adhering to Savills company policies
Business Development
- Building your own network for generating enquiries & referrals
- Actively ‘hunt’ for new enquiries, don’t wait for enquiries to come to Savills
- Sourcing and generating enquiries though referrals, personal network, Savills network, events, etc.
- Introduce investment opportunities and key properties to your entire network and database
- Follow up with website enquiries and leads as requested
- Be comfortable with public speaking and presenting proposals, as necessary
- Build and grow a pipeline of potential deals and projects, to be reviewed often by HOD
- Proactively look to build pipeline and meet team enquiry and revenue KPIs
- Generate enquires, close deals and contribute revenue to the department
Research
- Keeping abreast with developments in real estate and related fields
- Being comfortable understanding and presenting S22 Dashboard to clients
